This new 13 story residential tower includes 12 stories of mass timber above a post-tensioned transfer slab at Level 2 that consists of a combination of a 24-inch concrete slab and an 8-inch concrete slab with transfer beams. The 24-inch slab allows the concrete column grid below to be adjusted for townhouse units while permitting a highly optimized mass timber grid for the floors above. The 8-inch slab with transfer beams reduces the amount of concrete volume compared to the 24-inch slab and allows the elimination of concrete columns, and thus foundations, below while permitting the optimized mass timber grid for the floors above. The Level 2 transfer slab also includes an exterior amenity terrace for the residential unit.
